Terms & Conditions

Below we will outline the terms and conditions for both sales and rentals through Avecoeur:

Sales:

Avecoeur endeavours to publish the correct information on each property as provided by the developer, which may be Avecoeur itself or a 3rd party. This information, however, should be used as a guide only and should not be the basis for any purchase as a developer can update information without informing Avecoeur which would make the information provided on the website redundant. It is therefore essential that before any reservation to purchase a property through Avecoeur takes place, that you thoroughly check the reservation contract provided as it is only this document that can be legally relied upon.

Once you have reserved your property, sent the deposit to the notaire and received back the countersigned version of your reservation contract the 10 day cooling off period begins during which you can withdraw from the property sale for any reason. After this point you may only withdraw from the sale if one of the suspensive conditions are not completed (such as obtaining a mortgage offer).

Rentals:

Avecoeur endeavours to provide as much information as possible for every rental property it manages and which it advertises on its website however for full details of the terms and conditions of the rental agreement please refer to the rental agreement that you will be required to electronically sign. Please ask for this before making a booking online if you wish to see it.

Once a booking has been made then it will be subject to the rental contract and any cancellations or refunds will follow the rules indicated in the contract. Once a booking is made the total sum will be due at that moment. If for some reason you cancel the agreement more than 2 months before the start of the rental period then you will receive a 50% refund. If you cancel within 2 months however then unfortunately there will be no refund at all. In special circumstances we may be able to offer a refund if a booking is cancelled with less than 2 months to run before the start of the rental period but if so this will be entirely at the discretion of Avecoeur.

Regarding cancellations due to Covid you will only be refunded if there is a full lockdown imposed in France that legally bans any holiday rentals taking place or if there is a full lockdown in your home country where travel between your home country and France is legally banned. There will be no refunds in the case where there is simply government advice not to travel or because you have to quarantine on entering France or on returning to your home country.
